Signage is one of those trades everybody forgets about until the certificate of occupancy is on the line. It shows up at the tail end of the job, it depends on a dozen things being done right months earlier, and when it goes sideways it's almost always because nobody scheduled it like real work. I've watched a $40,000 monument sign sit on a pallet in the trailer for three weeks because the footing wasn't poured, and I've seen an occupancy inspection fail over a missing exit sign that cost eleven dollars. Signage is small money and enormous consequence.
The fix isn't complicated, but it does require treating sign installation as a sequenced trade with real dependencies rather than a punch-list afterthought. Here's how a working superintendent should think about it, category by category, and where a short-interval look-ahead earns its keep.
Start With Fabrication, Not Installation
The single most common failure in signage isn't the install — it's that the sign isn't built yet. Fabrication lead times run long and they run silent. Interior room ID and ADA plaques are usually 2 to 3 weeks after the shop drawings are approved. Illuminated channel letters and cabinet signs are commonly 4 to 6 weeks, and a custom monument or pylon can stretch to 8 to 10 once you factor in the structural steel, the UL listing, and permit approval for anything over a certain height.
Work it backwards. If your target install week is week 30 and the cabinet sign is a 6-week fab, the shop drawing approval has to be locked no later than week 23 — and that means the submittal landed on the architect's desk around week 20. Miss that window and no amount of crew scheduling saves you; you're just standing on an empty pad.
This is where a rolling look-ahead schedule pays for itself. On a six-week look-ahead you should be able to see the fabrication release, the approval milestone, and the install week all in the same view, so the moment the submittal stalls you know your install is going to slip. The sign never physically appears in the field early enough to warn you — the schedule has to warn you first.
The submittal is the real long pole
Get sign shop drawings, ADA verification, and any electrical connection details submitted early and package them together. The reviewing architect will bounce a plaque for the wrong Grade 2 Braille dot spacing, or the sign vendor will spec a mounting height that fights the wainscot. Every one of those round trips is a week. Build one full review cycle of float into your fabrication window and you'll sleep better.
Interior Signage Follows the Finishes
Room ID signs, ADA plaques, and wayfinding all mount to a finished, painted surface. That's a hard sequence: signage doesn't start until the wall is done, and "done" means final paint cured, not primed. Hang a plaque on green paint and you'll peel it back off at the walkthrough with a gouge behind it.
So interior signage is a location-based trade, and it should be scheduled by area the same way you'd schedule flooring or casework. Don't put "install interior signage" as one bar spanning three weeks. Break it by wing or floor and tie each one to the paint completion in that same area. Exterior and Illuminated Signs: Two Trades in a Trench Coat
An illuminated sign is not a sign — it's an electrical fixture that happens to have a face on it. That means the sign install can't be treated as a standalone crew activity; it's a coordination problem between the sign installer and the electrician, and the sequence is unforgiving.
The rough-in has to happen while the wall is open or the trench is dug. If the sign vendor comes to mount a channel-letter set and the whip was never stubbed to the right spot, you're cutting into finished stucco to chase a circuit. So on your look-ahead, the electrical rough for signage should show up weeks before the sign install, sequenced with the wall assembly — not the same week as the install.
A clean exterior illuminated sequence looks like this:
- Electrical rough-in and stub-out at the mounting location, while the wall is open.
- Blocking and backing installed and inspected (heavy cabinets need real structure, not just sheathing).
- Wall finish complete — stucco, EIFS, panel, whatever the skin is.
- Sign install: mount, level, connect.
- Electrician makes the final connection and you energize and aim.
- Signage inspection, then any required nighttime photometric check for illumination.
Two more things bite people here. First, lift and access equipment. Exterior signs above the first floor need a boom or scissor lift, and that lift is competing with every other trade on the site for the same window. Reserve it on the weekly plan, don't assume it. Second, weather — you're not setting a monument footing or doing exterior finish work in a hard freeze or a downpour, so exterior signage carries the same weather exposure as the sitework it rides on.
Monument and Pylon Signs Are Sitework in Disguise
A monument sign is a small building. It has a footing, sometimes rebar and anchor bolts, a conduit run for illumination, and a finish it shares with the site — brick, stone, or stucco to match the building. The install crew that shows up with the sign is the last five percent. Everything before it is site and concrete work that has to be scheduled with the site crew.
The realistic sequence: locate and pour the footing with anchor bolts set to the vendor's template (get that template early — a footing poured to the wrong bolt pattern is a jackhammer weekend), run the conduit before the pour, let the concrete reach strength, then set the sign. And it doesn't end there. Landscaping, irrigation, and final grade all wrap around a monument, so you need the landscaper coordinated too or you'll trench through fresh sod to pull the sign's power.
Where monument signs die is the permit. Freestanding signs frequently need a separate sign permit and sometimes a separate structural inspection, entirely apart from the building permit. That approval can take weeks and it's often nobody's clear job to chase it. Put it on the look-ahead as its own line item with an owner, or it will surface the week you wanted to pour.
Digital Directories and Wayfinding Systems
Interactive directories and digital wayfinding add a data and low-voltage layer on top of the physical install. Now you've got the sign, the power, the network drop, and a commissioning step where somebody loads content and confirms it works. That commissioning is real work — budget a day or two of tech time after the physical install, and schedule it, because "we'll just turn it on" is how you end up with a black screen at the ribbon cutting.
Protection Is a Scheduled Activity, Not a Hope
Here's a hard-won lesson: the earlier you install a nice sign, the longer it sits in the line of fire. A brushed-aluminum lobby sign installed before the floor is finished will collect scratches from every trade dragging carts past it. Either you install signage late enough that traffic has died down, or you protect it the day it goes up and you assign that protection to somebody by name.
On the weekly work plan, protection should be its own task tied to the install, with a clear owner. Ram board, corner guards, film on illuminated faces — decide who owns it and track it. Signage damage discovered at the final walkthrough is the most expensive kind, because you're re-fabricating a custom piece during closeout when everyone's already demobilized.
Walkthrough, Punch, and Closeout
Signage almost always requires an owner sign-off, both for aesthetics ("is this the sign we approved?") and for the code-driven items that inspectors check — exit signs, ADA compliance, occupancy load signage. Schedule the owner walkthrough as a real milestone, not a hallway conversation, and give yourself a few days between it and the inspection to fix whatever comes up.
Common punch items on signage, so you can head them off:
- Plaques mounted crooked or at the wrong height — a level and a story pole prevent most of it.
- Wrong room numbers or misspellings — verify against the owner's final list before fab, not after install.
- Illuminated signs with a dead LED module or uneven brightness — energize and inspect at night before you call it done.
- Adhesive-mounted signs lifting at the corners because they went on a dusty or cold wall.
