Electrical is one of the few trades that touches a building from the day the slab is poured to the day the owner flips the lights on for the final walk. That long tail is exactly why electrical wrecks so many schedules. The electrician isn't just installing devices; they're threading conduit through everyone else's work, waiting on the fire caulk that hasn't happened yet, and holding up final connections because a piece of owner-furnished equipment is still on a boat. Get the sequence right and the whole job flows. Get it wrong and you've got a crew standing in a room they can't touch, burning their day.

This is a walk through how electrical actually sequences on a commercial or multi-family job, where the hidden dependencies hide, and how to plan it two, three, and six weeks out so your foreman shows up to work that's ready instead of work that's blocked.

Rough-In: The Fight for Space Above the Ceiling

Electrical rough-in starts after framing is up and top-track is set, and it has to be complete before drywall closes the wall or the hard ceiling goes in. Simple on paper. The problem is that electrical shares that ceiling cavity with duct, plumbing, sprinkler, and low-voltage, and the physical rule almost nobody prints on a schedule is big pipe wins. Gravity drains and large-diameter duct can't move much once they're set. Conduit can. So your MEP overhead sequence should generally run: sprinkler mains and drains first, then duct, then large conduit and cable tray, then branch conduit and low-voltage last, snaking around whatever's already there.

If you let the electrician rough in ahead of the plumber in a tight corridor, you'll be back there with a sawzall relocating home runs when the sanitary line needs the pitch. Sequence it in your weekly work plan by area, not by trade, and stagger the crews room to room so nobody is stacked on top of another trade in the same eight-foot bay. A day or two of buffer between when the overhead MEP wraps a zone and when the drywallers show up gives you room to catch a missed rough-in before it's buried.

Wall rough-in and the drywall trap

The device rough — boxes, mud rings, and home runs in the walls — is where inspections and drywall collide. You need your rough-in electrical inspection signed off before one side of the wall closes, and you need to physically get in there to pull wire. On a repetitive job like a hotel or apartment build, set a hard rule: no rock on a wall until that unit's rough-in is inspected and green-tagged. One superintendent letting a drywall crew "get ahead" on unrocked walls is how you end up cutting inspection holes back into finished board.

Wire Pulls: A Resource Problem, Not a Sequence Problem

Small branch wiring gets pulled continuously. The activity that belongs on your look-ahead as its own line item is the big feeder pull — the 500 MCM runs to the panels, the parallel sets to the switchgear. Those are labor-intensive, need more hands than a normal crew, and sometimes need a cable puller or tugger rigged up. If your foreman planned a Tuesday feeder pull expecting six guys and only has three because two got pulled to a punch list, that pull doesn't happen and it cascades into panel energization.

Plan the major pulls three to four weeks out so the foreman can staff them, confirm the wire is actually on site (spools of large feeder are long-lead and expensive — don't assume), and reserve the pulling equipment. Then megger the runs before you close anything up. Finding a nicked conductor while the wall is still open is a twenty-minute fix. Finding it after paint is a demo ticket.

Panels, Gear, and the Long-Lead Reality

Here's the item that quietly kills more electrical schedules than any coordination miss: lead times on switchgear and distribution equipment. In a normal market you might see gear in twelve weeks. In a tight one, main switchboards and paralleling gear can run thirty to fifty weeks or worse. That is longer than the framing and rough-in phases combined on many jobs. If you're building your look-ahead around field activities and treating procurement as someone else's problem, you'll discover the gap the week you're ready to set gear and it's still in the factory.

Procurement milestones belong on the schedule right next to the field work. Track submittal approval, release for fabrication, and the ship date as real dependencies, and pull the ship date back into your six-week window so it's staring at you before it becomes a crisis. When gear does land, sequence the physical set carefully: the electrical room enclosure needs to be weathertight and, for large gear, you often need the housekeeping pad poured and cured, the doorway wide enough or a knockout wall left open, and a clear rigging path. Nothing worse than switchgear on a truck and a door frame two inches too narrow.

Branch panels are lower drama but still want the wall enclosure and often the fire-rated backing in place before you set them. Sequence panel set after rough-in, before the wall closes around it.

Trim: Protecting the Work That's Almost Done

Electrical trim — devices, plates, fixtures, connecting the panels — is a finish activity, and the cardinal rule is trim follows paint. Set your devices and plates before the painters roll, and you'll be replacing paint-fogged plates and cleaning overspray off cover screws. Sequence the final coat of paint in a room, let it dry, then bring the trim crew in behind it.

Fixtures have their own gotcha: the ceiling grid has to be in and, for anything recessed, the tile has to be cut and the fixture supported independently per code, not hung off the grid wires. Coordinate lay-in fixture install with the ceiling installer so you're not double-handling — dropping tile, setting fixtures, replacing tile. On the look-ahead, trim wants to be sequenced area by area behind the finish trades, and it's worth a short buffer because trim is where the punch list lives. Assign it by zone in the weekly plan so each crew leader owns a defined set of rooms and you can actually track percent complete.

Final Connections and the Equipment You Don't Control

Final connections to mechanical equipment — RTUs, pumps, elevators, kitchen gear, owner-furnished equipment — can't happen until that equipment is physically set and, ideally, until the responsible trade has landed their end. This is the classic three-way handoff: the equipment shows up, the mechanical or specialty contractor sets it, and only then does the electrician make the whipped connection and terminate controls. If any of the three slips, the connection slips, and connections often gate commissioning and inspection.

The failure mode is planning final connections against a paper delivery date instead of a confirmed one. Owner-furnished equipment is notorious — the GC has the least control over it and it's frequently the item holding up temporary certificate of occupancy. Track those deliveries as hard dependencies and don't let final-connection activities float into a week where the equipment isn't confirmed on site. A short-interval plan that flags "kitchen equipment not delivered" as a constraint two weeks early is worth more than a beautiful Gantt bar that assumes it'll be there.

Fire Alarm, Low-Voltage, and Commissioning

Fire alarm deserves its own attention because it's usually a separate scope, it's life-safety, and it gates occupancy. It has a rough-in phase that runs alongside electrical, a device trim phase, and then programming and a witnessed acceptance test with the fire marshal — which almost always has a long scheduling lead of its own. Book that AHJ test date early; the inspector's calendar, not your crew, is often the constraint. Fire alarm also has to be integrated and tested with the sprinkler flow switches, the elevator recall, the HVAC shutdown, and the door hardware, so its commissioning can't be scheduled in isolation.

Commissioning in general is the tail that determines your occupancy date, and electrical is central to it: panels energized, grounding verified, breakers labeled, GFCI and AFCI tested, emergency and egress lighting demonstrated, generator and transfer switch load-tested. Sequence these deliberately in the final weeks and treat inspection sign-offs as dependencies for the activities that follow. An electrical rough-in inspection that fails and sits three days waiting for a re-inspection pushes every downstream trade in that zone.

Making the Look-Ahead Actually Work for Electrical

The reason electrical belongs at the center of your short-interval planning is that so much of its work is gated by other people — the plumber's pipe, the painter's last coat, the vendor's ship date, the inspector's calendar. A well-run look-ahead doesn't just show bars; it surfaces those constraints early enough to do something about them. That's the whole point of pulling work into a rolling three-to-six-week window and reviewing it weekly with the foremen who actually know whether the wire is on site and whether the room is ready.
