Curtain wall is one of the few scopes on a commercial job where a scheduling mistake made eight months before installation shows up as a crane sitting idle at $400 an hour on a Tuesday morning. The panels take that long to draw, approve, buy glass for, and fabricate. By the time the first unit lands on the building, most of the decisions that determine whether you hit your schedule were made in a conference room in the fall. That's the thing nobody tells you about facade work: the field install is the easy part. The coordination that has to happen upstream — and the interfaces with a dozen other trades once you're hanging units — is where jobs get lost.

This is a walk through how curtain wall actually coordinates on a real building, where the schedule traps are, and where a disciplined look-ahead process earns its keep.

The long fuse: shop drawings and fabrication lead time

Start with the calendar reality. On a mid-rise unitized curtain wall, you're typically looking at 6 to 10 weeks for shop drawing production and review cycles, another 4 to 8 weeks for structural engineering and testing (mockup included), and 12 to 20 weeks of fabrication and glass procurement once the drawings are released. Insulated glass units with a custom coating or oversized lites can push glass lead time past 16 weeks all by themselves. Add ocean freight if the extrusions or glass come from overseas and you've got a scope where the release-to-first-panel window is comfortably six months.

What kills schedules here isn't the length of the fuse — everybody knows curtain wall is long-lead. It's the review cycle churn. A submittal that bounces three times because the architect keeps changing the sightline dimension quietly eats a month, and nobody feels it until fabrication is compressed and the plant starts missing dates. The discipline that protects you is treating shop drawing approval as a hard scheduled milestone with a named owner and a drop-dead date, not a "we'll get to it" item floating in the submittal log.

This is exactly where a look-ahead horizon longer than the usual three weeks matters. Most short-interval scheduling runs on a three-week window because that's the field's planning horizon. Curtain wall needs a parallel six-week (sometimes longer) procurement view running alongside it, so the team is watching approval dates and fabrication releases while the field is still framing the structure those panels will hang on.

Embeds and the structure you can't fix later

The single most expensive curtain wall coordination failure happens before your crew ever shows up: cast-in embeds set wrong, or slab edges poured out of tolerance. Your anchor design assumes the concrete edge lands within a defined envelope — often plus or minus 3/4 inch in the plane and tighter than that vertically. When the slab edge is out an inch and a half, your options are all bad: field-modified anchors, engineered shims, supplemental steel, or an RFI that stops that elevation cold while everyone waits on the EOR.

The fix is upstream and it's about sequence, not heroics. Your curtain wall embed drawings have to land in the concrete contractor's hands before they set edge forms, and somebody has to physically verify a sample of embeds after each pour — not at install, months later. Build the embed survey into the look-ahead as its own line item tied to the pour schedule for each floor. A good weekly work plan makes that dependency visible: "Level 5 embed verification" sits right after "Level 5 SOG pour," and if the pour slips, everyone downstream sees it move.

Rule of thumb from painful experience: verify embeds within a week of the pour while the concrete crew is still mobilized and a bad embed can be chipped and reset cheaply. Catch it at install and you're writing a change order.

Rigging, hoisting, and the crane you're sharing

Unitized panels are heavy and awkward, and they compete for the same vertical transportation everyone else on the building wants. On a typical high-rise, curtain wall, the concrete pours, the steel, and the interior material deliveries are all fighting over one or two tower cranes and a couple of buck hoists. If you don't have curtain wall's crane picks blocked out by day and shift, you're going to lose them to whoever yells loudest at the 6 a.m. huddle.

Practical coordination points that belong in your look-ahead:

  • Panel staging. Units usually can't sit on the ground indefinitely — you need a delivery-to-install window of a few days, not a laydown yard full of panels weathering and getting damaged. Coordinate truck deliveries to a rolling install rate.
  • Monorail and davit vs. crane. Many unitized systems install off a floor-mounted monorail or stick-built rig rather than the tower crane, which decouples you from the crane wars. Know which method each elevation uses and schedule the rig moves.
  • Swing stage and interior access. Sealant, gasket work, and inspection often ride on swing stages or interior lifts that show up weeks after the units are hung. That's a second mobilization to plan, not an afterthought.

Install sequence: how you actually work the building

Curtain wall generally installs bottom-up, one floor and one elevation at a time, following the structure and the crane's reach. The unit of planning that matters is the elevation-by-floor grid: North face Level 3, then Level 4, while the East face is a floor or two behind. Tracking progress at that granularity — not "curtain wall is 60% done" — is what lets you tell the interior trades exactly which areas are watertight and ready.

That last point is the whole game for the rest of the building. The interior finishes, drywall, flooring, ceilings, MEP trim-out, cannot start in earnest until an area is dried in. Curtain wall completion by area is the gate. When your look-ahead shows "Level 4 North weathertight" clearing on a specific date, the drywall foreman can plan his crew load against it. When curtain wall is tracked as one blob, interior planning turns into guesswork and you get crews standing around or, worse, hanging rock in an area that's still open to the weather.

The interfaces that quietly cause the fights

Here's where curtain wall differs from almost every other scope: it doesn't finish clean and hand off. It stitches into a half-dozen other trades at the perimeter, and each of those joints is a coordination problem with its own inspection.

  • Perimeter fire safing and smoke seal. The gap between the slab edge and the back of the curtain wall gets a firestop system — mineral wool safing plus a spray or sealant. It has to go in after the units are set but before the interior wall closes it off, and it needs its own inspection. Miss the access window and you're cutting open finished drywall to install and inspect firestop.
  • Waterproofing transitions. Where the curtain wall meets the roof membrane, the base flashing, or an adjacent wall system, somebody owns the transition detail. If it's ambiguous in the drawings, it's a leak and a finger-pointing session later. Nail down the responsible trade and the sequence before you're at that joint in the field.
  • MEP penetrations. Louvers, vents, and any mechanical that passes through the facade have to be coordinated with the opening layout — you can't add a louver after the units are glazed.
  • Interior finishes at the mullion. The drywall return, the window sill, the perimeter heat — all of it dies into the curtain wall and all of it needs the facade complete and dimensionally verified first.

The reason short-interval scheduling matters for curtain wall isn't the abstract idea of "coordination." It's that these interface activities are small, easy to forget, and catastrophic when missed — and they involve trades that don't naturally talk to each other. Making the perimeter firestop, the waterproofing transition, and the interior return show up as explicit hand-offs in the weekly work plan — with the trade on each side named — is how you keep them from falling into the crack between scopes. That's the practical value of a shared look-ahead board where the curtain wall foreman, the firestop sub, and the drywall lead are all looking at the same sequence.

Weather, and having somewhere else to be

Exterior facade work has hard weather limits. High wind stops panel picks — most riggers won't fly a unit above roughly 25 to 30 mph, and it drops lower for large sail-area panels. Structural sealant and many gasket systems have minimum application temperatures, often around 40°F and climbing, plus surface-dryness requirements. Cold or wet weather doesn't just slow you down; it can void the wet-glaze warranty if you push it.

The scheduling move isn't predicting the weather — it's having a real backlog of weather-independent work ready to go. When the wind kicks up and picks shut down, a good superintendent already knows the crew can shift to interior gasket work, punch, or staging on a lower floor that's protected. A look-ahead that carries a bench of "can-do-anytime" activities turns a lost weather day into a shuffled one. Without it, the crew goes home and you eat the day.

Testing, mockups, and don't-cover-it-yet

Most serious curtain wall jobs carry a performance mockup early (air, water, and structural testing at a lab or on-site) and field water testing (AAMA 501.2 hose test or chamber testing) during install. These aren't afterthoughts — a failed mockup can force a design change with fabrication already running, which is about the worst news a facade schedule can get. Get the mockup scheduled and tested before you release full production, not concurrent with it.

Field testing has its own trap: it has to happen before the interior side gets covered. Once drywall closes the perimeter, a water test that finds a leak means demolition to chase it. Sequence the field tests as a gate ahead of interior close-in, floor by floor, and treat a passing test as the release for the drywall crew — same as weathertight status.

Strip away the software talk and curtain wall coordination comes down to a handful of habits: watch the long-lead procurement clock on a separate, longer horizon than the field; verify the structure before you trust it; block your crane and rigging time before someone else takes it; track install by elevation-and-floor so the interior trades know exactly what's dried in; and make every perimeter interface an explicit, named hand-off instead of an assumption.
