A brewery is two buildings pretending to be one. On one side you have a light industrial process plant with glycol lines, trench drains, food-grade finishes, and tanks that weigh more full than most of your structure was designed to carry. On the other you have a hospitality space where the public will judge the whole operation by the bathroom tile and whether the taproom feels good on a Friday night. The trouble is they share walls, share utilities, and open at the same time. Miss the coordination between the two and you don't get a punch list, you get a delayed first brew and a taproom that can't pour because the health inspector hasn't signed off on the mop sink.
This is exactly the kind of job where a three-week look-ahead earns its keep. The master schedule tells the owner and the bank when you'll finish. The three-week window is where you actually catch the collisions between the brewhouse and the front of house before they cost you a week. Here's how I'd run it.
Why a brewery breaks a normal schedule
On a standard tenant improvement, trades flow in a fairly predictable line: rough-in, inspect, close, finish. A brewery scrambles that because the process equipment drives the building, not the other way around. The tank vendor's lead time, the delivery sequence, and the rigging plan dictate when walls can close and when slabs can be poured. You will pour a housekeeping pad for a tank that doesn't arrive for four months, and you'll leave a wall open because a fermenter has to be walked in through it after the roof is on.
So the first discipline is to stop treating the equipment as "someone else's scope." The brewer's tank supplier, the glycol chiller vendor, and the packaging line installer belong on your look-ahead as trade partners with real durations and real constraints, even though half of them don't carry your subcontract. If their delivery date isn't a milestone on your three-week board, it will surface as a surprise on the week it hurts.
Build the schedule backward from tank set
The single most important date on a brewery job is the day the tanks go in. Everything upstream of tank set is you racing to be ready; everything downstream is you closing up around equipment you can no longer move. Anchor the look-ahead to that date and work outward in both directions.
Before tank set you need, in rough order:
- Structural slab and housekeeping pads cured and at strength. Fermentation and bright tanks are brutal floor loads — a full 30-barrel tank plus liquid can run tens of thousands of pounds on a small footprint. Confirm the structural design accounts for it and don't set steel on green concrete. Give the pads real cure time in the schedule; this is not a place to shave two days.
- Trench drains and the trench-drain slab poured and tested. Brewery floors move a lot of water. If the drains and the sloped-to-drain topping slab aren't in before the tanks land, you'll never get them in cleanly, and a floor that doesn't drain is a floor that grows things the inspector will find.
- Overhead rough-in that lives above the tanks — done. Once a 14-foot fermenter is standing, you are not running conduit or process piping over the top of it from a lift. Sequence electrical, process gas, and any overhead glycol so it's roughed and inspected before the cellar fills up.
- A clear rigging path. Walk the actual route the tanks take from the truck to their final spot. Which door do they come through? Is that wall still open? Are the finishes in the path installed yet? More than one super has tiled a corridor only to realize the only way to get the brite tanks to the cellar is back through it.
After tank set, the tone changes to protect-and-close: get the tanks anchored and out of the weather path, close the walls you left open for rigging, and start the process-piping tie-ins between tanks, chiller, and drains.
The three trades that always collide
In three-plus weeks of look-ahead you're mostly hunting for collisions, and on a brewery the same three fights show up on nearly every job.
Glycol, process piping, and the overhead
The cellar ceiling turns into a knot of glycol supply and return, CO2 and other process gas, wort lines, and standard MEP. These don't all belong to the same contractor and they rarely get coordinated in one model on a smaller job. In your weekly work plan, put the glycol and process-piping installer in the overhead before you let the electrician and the sprinkler fitter fill it up, or you'll be paying someone to re-hang half of it. A day spent standing under that ceiling with all three foremen and a tape measure is the cheapest day on the job.
Floors, drains, and coatings
The brewery floor is a system: slope, trench drains, and a food-grade coating or seamless resinous topping. Coatings have real cure windows and hate dust and traffic. If you schedule the floor coating and then run tank rigging or a scissor lift across it two days later, you've bought yourself a re-coat. Sequence the coating late, protect it hard, and keep it off the critical rigging path. Build the coating cure time into the look-ahead as a no-work window, not an afterthought.
The wall between the cellar and the taproom
That demising wall is where your two buildings meet, and it's a coordination magnet: glass so guests can see the tanks, sound and vapor separation, sometimes a rated assembly, plus every utility that crosses from back-of-house to front. Close it too early and you trap unfinished work behind it. Close it too late and the taproom finishes stall. Treat it as its own mini-sequence on the board.
Two agencies, two finish lines
Here's the gotcha that catches first-time brewery builders: you are not chasing one certificate of occupancy, you're chasing several sign-offs from different agencies, and they don't happen on the same day.
- Building department wants the structure, egress, and life safety — your normal CO path.
- Health department cares about food-contact surfaces, hand sinks, the mop sink, floor drains, and the kitchen if you're serving food. A taproom that pours pints is a food-service operation in most jurisdictions.
- The federal TTB permit and your state alcohol authority govern whether beer can legally be made and sold. TTB approval of the brewer's premises can take weeks to months and is largely on the owner's clock, but the physical requirements — bonded space, secure boundaries, metering — land on your scope.
Put each of these on the look-ahead as its own milestone with its own inspection-readiness checklist, because passing one buys you nothing on the others. The classic failure is a building that's beautiful and structurally signed off, sitting dark for three weeks because the health inspection or the licensing paperwork wasn't sequenced to finish alongside it. That's schedule float you gave away for free.
Commissioning is a phase, not a punch item
When the tanks are in and the piping's connected, you're not done — you're at the start of commissioning, and it deserves its own block on the schedule rather than a line at the bottom of the punch list. The brewer will pressure-test lines, verify the glycol chiller holds the cellar at temperature, run CIP (clean-in-place) cycles, and check that every drain actually carries away what it's supposed to. Things fail here. A glycol loop that won't hold temp or a drain that backs up under real flow is a fix, and fixes take days.
Bake in a buffer between "mechanically complete" and "first brew." A day or two of float ahead of first brew is cheap insurance; discovering the chiller is undersized the morning the brewer wants to mash in is not. Coordinate this window directly with the brewery's team — they know their process and they'll tell you what they need to test, if you ask before the week it's due.
Running it week to week
None of this works as a static Gantt chart printed in March. Equipment dates slip, inspectors reschedule, a tank shows up dented and goes back. The value is in the rolling weekly conversation: every week you pull the three-week window forward, make each foreman commit to what they'll actually complete, and check every promise against its constraints — is the material here, is the prior trade done, is the inspection booked, is the rigging path still clear? That's short-interval scheduling, and it's how you find the collision three weeks out instead of the morning it stops the job.
