RV and boat storage looks like the easy money of the storage world — big open lot, some canopies, a fence, done. Then you actually build one and find out it's a site-utilities and paving job with a little bit of steel sprinkled on top. The vehicles are 40 feet long, twelve feet tall, and weigh 15 tons wet. The drive aisles have to be wide enough to swing a fifth-wheel with a nervous owner behind the wheel, the pavement has to carry axle loads a mini-storage lot never sees, and the dump station has to tie into sanitary sewer through a plan-check reviewer who's never permitted one before. The construction is straightforward. The sequencing is where these jobs get away from you.
This is a paving-and-utilities job pretending to be a building job. If you schedule it like a building job, you'll be trenching across finished pavement in month five. Here's how the trades actually stack up, where the buffers go, and the coordination traps that cost real days.
Start With the Dirt, and Be Honest About It
Everything on an RV storage site rides on the subgrade, because everything on it is heavy. A loaded Class-A motorhome puts more load through a single axle than most passenger traffic a self-storage lot will ever see, and boats on tandem trailers concentrate it worse. So the earthwork phase isn't just cut and fill — it's proof-rolling, moisture conditioning, and a geotech who signs off on compaction before a single truck of base rock shows up.
The sequence that works: strip and grub, rough grade to drainage, install the wet utilities that run under future pavement, then backfill and compact those trenches to the same standard as the rest of the subgrade. Get your storm drainage and any sanitary runs (you'll need them for the dump station) in the ground before you fine-grade and pave. The single most common self-inflicted wound on these jobs is paving first and remembering the dump-station sewer lateral second. Now you're sawcutting a fresh drive aisle and every RV owner touring the "almost-done" facility is looking at a patch.
Build a real buffer between rough grade and fine grade — a day or two — for the geotech to test and for the rain you didn't plan on. Compaction failures don't show up until the tech pulls a bad number, and a bad number means re-work, not a note. Put the proof-roll and the density test on your look-ahead as their own line items with the inspector's name next to them, not buried inside "grading."
Drainage Is the Whole Ballgame
RV storage sites are big impervious (or semi-pervious) fields of pavement, and stormwater has to go somewhere. Two things make these sites different from ordinary paving. First, the sheer acreage means detention or retention basins are usually in play, and those are often on the critical path because the civil engineer, the municipality, and sometimes a regional water board all touch them. Second, if you're building wash stations or a dump station, you've got a second drainage system — sanitary and wash-water — that cannot cross-connect with storm. Reviewers are twitchy about exactly that.
Sequence your grading to establish the basins and the main storm lines early, because they set the finished-floor and finished-pavement elevations everything else references. If the basin isn't cut and the outfall isn't set, your paving elevations are a guess. Coordinate the sanitary lateral for the dump station in the same trenching pass as storm where the alignments allow, so you're only mobilizing the excavator and shoring once in that corridor.
Structures: Canopies and Enclosed Buildings Are Different Animals
Most RV yards mix three product types: open uncovered spaces (just striped pavement), covered canopy spaces (steel posts and a roof, open sides), and fully enclosed units with roll-up doors. Each has a different construction rhythm, and lumping them together on the schedule is a mistake.
Canopies are the deceptively simple one. They're pre-engineered steel — posts on isolated footings or a continuous grade beam, then purlins and metal roofing. The trap is the footing layout: canopy columns land in the middle of drive aisles and between parking bays, so if your paving sub shows up before the footings are poured and backfilled, you're paving around holes or, worse, paving over where holes need to be. Pour and cure the canopy footings, strip and backfill, get them tested, and only then release fine grading and paving in that zone. A canopy footing wants its normal cure before you're setting steel on it — don't let the erector talk you into loading green concrete because the crane is only there for two days.
Enclosed buildings follow a more familiar rhythm: foundation and slab, then the pre-engineered metal building (PEMB) shell, then roll-up doors, then interior power and lighting. The long-lead item that quietly runs the whole job is the PEMB package itself — and the oversized roll-up doors. Standard mini-storage doors are off the shelf. The 14-foot-wide, 14-foot-tall doors an RV bay needs are not; they can run many weeks out. Get those submittals approved and released early, and track the door lead time on your look-ahead as a hard constraint, because "building's done, waiting on doors" is a miserable place to sit with a lender calling about lease-up.
Pavement Comes Late, and It Comes in the Right Order
Here's the discipline that separates a clean RV-yard job from a muddy one: pavement is one of the last things you install, not one of the first. Every trade that trenches, cranes, or hauls needs to do its damage while you're still on base rock. The order that keeps you out of trouble:
- All wet utilities in and backfilled — storm, sanitary lateral, wash-water, and any water service.
- All footings and foundations poured, backfilled, and tested — canopies and enclosed buildings both.
- Underground electrical conduit and gate/access-control conduit stubbed and located — this is the one everyone forgets, and it lives under the pavement.
- Fine grade and final compaction, geotech sign-off.
- Base rock, then paving — and here you choose your surface deliberately.
Surface choice drives both schedule and cost. Compacted gravel is cheapest and fastest but rutts under RV axle loads and turns to washboard in the drive lanes; owners of $200,000 coaches hate parking on it. Asphalt is the common middle ground — but sequence it so the drive aisles, which take the turning and braking loads, get the attention (and sometimes the thicker section) they need. Concrete goes where you have concentrated point loads or wash-down: aprons at wash bays, the dump station pad, and door thresholds at enclosed bays where jack stands and tongue jacks will punch through asphalt over time. Don't pave the whole yard in one lift and one product; phase it by traffic and load, and let the concrete flatwork at the special features cure on its own clock, out of the paving contractor's way.
The Small Features That Eat Your Schedule
The dump station, the wash bays, and the water/electrical service points are individually small and collectively responsible for most of the late finishes on these jobs, because every one of them is a mini utility project with its own inspection.
The dump station needs a sanitary connection, a graded and often concrete pad that drains to the inlet, a potable water bib (with a backflow preventer the plumbing inspector will check), and signage. It's a plumbing rough-in, a concrete pour, a plumbing trim, and an inspection — four steps, not one bar on the schedule. Wash stations want water service, an oil/water separator or approved wash-water disposal (this is a permitting long-pole in a lot of jurisdictions), a concrete apron, and power. If you're offering EV or battery charging for the coaches, that's a real electrical service load — panel capacity, conduit runs under the pavement, and utility coordination that has its own multi-week lead independent of your building.
Break each of these into their real sub-steps on the weekly plan. "Dump station" as a single line item is how it slips. Rough-in / pour / trim / inspect, each with a predecessor, is how it lands on time.
Gates, Access Control, and Security: the Coordination Cliff at the End
The oversized entry gate is the last impression and a classic finish-line pileup. The gate operator needs a concrete footing, power, a data/comm run, and often a cellular or fiber connection for the access-control platform — and the access-control integrator usually shows up expecting all of that to already be there. Set the gate footing and pull the conduit during the underground electrical phase, weeks before the integrator mobilizes. Perimeter fencing, cameras, and lighting all key off the same power and pathway infrastructure, so if the underground work was sloppy, the whole security package stacks up in the final two weeks against your certificate-of-occupancy date.
Site lighting deserves its own callout because RV yards are big, and owners equate lighting with security. Pole bases are concrete footings with conduit — more underground work that has to precede pavement. Lay them out with the paving joints and the canopy columns so you're not putting a light pole in the middle of a backing maneuver.
Making the Sequence Hold: the Weekly Plan
What ties all of this together isn't the master schedule hanging in the trailer — it's the short-interval plan the field actually runs to. RV storage jobs live and die on constraint removal: the paving can't start until compaction passes; compaction can't be tested until the utility backfill is done; the utility trench can't close until the dump-station lateral is set; the canopy steel can't go up until the footings cure. Every one of those is a handoff between trades where a missed predecessor costs you a mobilization.
