A biotech build is not a fancy office job with better finishes. It looks like one from the parking lot, but once you're inside the shell you're really running three projects stacked on top of each other: a building, a set of process systems, and a validation effort that will judge every one of your subs against a written protocol. The concrete and steel are the easy part. What buries schedules on life-science work is the sequencing of the specialty trades — process piping, controls, cleanroom envelope, HVAC with tight pressurization tolerances — and the fact that you don't get to declare anything "done" until it's been tested, documented, and signed off by people who weren't on your daily huddle.
If you're a superintendent or PM stepping onto your first pharma, gene-therapy, or fill-finish project, here's what actually moves the needle on getting these facilities delivered, and where a disciplined weekly work plan earns its keep.
Why biotech schedules break
On a standard commercial job, a trade shows up, does its work, and moves on. On a biotech job, most trades come back two, three, sometimes four times: rough-in, then again after the wall or ceiling system is set, then for point-to-point checkout, then for commissioning support. If your schedule treats the mechanical sub as a single bar that starts and ends once, you're going to be wrong by weeks.
The other killer is the handoff structure. Nothing final happens in isolation — the controls contractor can't loop-check until the instruments are installed and the panels are powered; the balancer can't certify airflows until the envelope is sealed and the doors are hung; the commissioning agent can't run a functional test until controls, balance, and utilities are all live at the same time. Miss one prerequisite and a whole sequence of specialists stands around burning their mobilization. The value of short-interval planning here isn't the pretty Gantt chart — it's forcing every foreman to confirm, out loud, that the thing the next trade needs will actually be ready.
Build the envelope before you chase the equipment
The single most common rookie mistake is letting big process equipment set the pace while the room that holds it isn't ready. Cleanroom and containment spaces have a build order that you violate at your peril:
- Overhead first, and finish it. Get all your above-ceiling work — duct, process piping, conduit, sprinkler, cable tray — roughed in, pressure-tested, and inspected before the walkable ceiling or hardlid goes up. Once that ceiling is sealed in a classified space, going back above it is a containment breach and a re-clean, not a punch item.
- Wall panels want a clean, dry, closed box. Modular cleanroom wall systems don't tolerate a wet or dusty environment, and they're finicky about sequencing with door frames, view windows, and pass-throughs. Coordinate the panel installer, the door hardware, and the trades that need penetrations in one conversation, not three.
- Epoxy and sheet-goods flooring are a schedule chokepoint. Seamless floors need the space warm, dry, and essentially off-limits while they cure. Plan a real buffer — typically several days of no-traffic — and stage it so you're not floor-coating a room the equipment riggers need the same week.
Rule of thumb: the envelope drives the interior finish drives the equipment set. When equipment delivery pressure tempts you to invert that, you end up trying to weld process pipe and set a stainless bioreactor in a room you'll have to decontaminate twice.
The systems that need a coordinated pull plan
These are the trades where a look-ahead pays for itself. On a life-science floor, build the sequence backward from the commissioning date and pull each of these into the weekly plan with real predecessors, not wishful ones.
HVAC and pressurization
Classified spaces live and die on differential pressure — positive cascades for aseptic areas, negative for containment. That means duct leakage matters, damper installation matters, and the room has to be physically buttoned up before the balancer can do anything meaningful. Sequence duct pressure testing early, then hold a hard gate: no balancing until the envelope is sealed, doors are hung and swept, and ceiling penetrations are gasketed. Air balance on a leaky room is wasted money you'll pay twice.
Process piping and high-purity utilities
Water-for-injection, clean steam, process gases, and the like are their own world. Orbital welds on high-purity stainless get documented weld by weld, borescoped, and traced to a weld map — that's a documentation task riding alongside the physical work, and it's slow. Passivation and the flush-and-sample cycles on WFI loops can eat one to three weeks on their own and can't be compressed by adding bodies. Get these loops in the look-ahead as their own line items with their own durations; folding them into a generic "plumbing" bar is how PMs discover, four weeks out, that they're not going to make validation.
Controls, instrumentation, and the automation layer
The building automation and process control systems are usually the last to finish and the first to get blamed. Loop checks and point-to-point verification require the instruments installed, the panels powered, and the network segments live — a lot of prerequisites converging at once. Protect the controls contractor's runway ruthlessly. If power and network aren't ready when they mobilize, they'll leave and you'll wait weeks to get them back.
Cleanroom envelope and low-voltage
Coordinate the wall/ceiling installer with everyone who needs to penetrate the envelope — card access, EM, particle counters, security, gas monitoring. Every unplanned penetration after the panels are up is a sealing detail and a documentation line. Get those device locations pinned before the panels close.
Test, then close: the megger-before-drywall discipline
Adopt one habit and it'll save you more grief than any software: test everything before you cover it. Megger the runs before the wall closes. Pressure-test and, where required, hydro or air-test piping before the ceiling caps it. Verify pitch and support on drain lines before the floor pour buries them. On classified work, "we'll fix it in the punch list" isn't a plan — the punch happens behind a sealed, cleaned envelope where every re-entry is a documented event.

Plan for the paperwork, because it's on the critical path
Here's the part that blindsides commercial supers: on biotech work, the documentation is the deliverable, and it's frequently the long pole. Commissioning and qualification — the IQ/OQ/PQ sequence and factory/site acceptance testing — is a formal, sequential effort. Installation qualification confirms the system was built to spec; operational qualification proves it runs; performance qualification proves it performs under load. You cannot start OQ until IQ is signed. You cannot start PQ until OQ is signed. There's no parallel-processing your way out of it.
Two things follow from that. First, build the C&Q sequence into your look-ahead as real work with real durations — weeks, not a single milestone diamond at the end. Biotech work rewards discipline and punishes optimism. The building will go up on roughly the timeline you'd expect.
