An archive storage facility looks like a plain box from the parking lot. Inside, it's one of the fussiest buildings you'll ever hand over. The whole job hangs on holding a tight temperature and humidity band for decades, keeping water and fire away from irreplaceable paper, and locking the collection down tight. Miss the envelope, rush the commissioning, or let a plumber run a line over a vault, and you don't get a punch item. You get a callback that could cost the client a hundred years of records.
I've run enough climate-critical work to know these projects fail in the same handful of places every time, and almost always because the sequence was wrong, not because the work was bad. What follows is how these jobs actually go together, where the schedule tension lives, and the coordination traps worth catching in your look-ahead before they turn into a change order.
The Envelope Comes First — And It Has to Be Real
Everything in an archive depends on a genuinely tight, continuous building envelope. You are not just keeping rain out; you are holding a controlled dew point against the outside air for the life of the building. If the vapor barrier is discontinuous, if the roof-to-wall transition leaks air, or if the slab wasn't given a proper vapor retarder, the HVAC will fight the building forever and the client will chase mold in year two.
Practically, that means your envelope is on the critical path harder than on a normal commercial job, and it has to be verified before you close anything in. A room that swings five points of RH twice a day is worse for paper than one that sits steady a little off target. Preservation people care more about the swing than the number.
That changes how you schedule mechanical:
- Long-lead equipment drives the whole job. Precision AHUs, desiccant or reheat dehumidification, and the controls package often carry 12–20 week lead times. Get submittals and releases nailed down early; a slipped equipment date doesn't cost you a week, it costs you the commissioning window at the end.
- Commissioning needs a real seasoning period. You cannot certify a stable environment in an afternoon. Plan for a multi-week burn-in where the system runs against a closed, loaded building and you trend the data. Two weeks is a floor; a month is more honest, and it has to land on a shoulder season if you want to prove the system in both heating and cooling modes.
- Redundancy has to be coordinated, not assumed. Many archives are N+1 on cooling and dehumidification because a two-day outage in July can spike RH into damage territory.
