The weather-resistive barrier is the one layer on the building that nobody sees once the job is done, and the one layer that will bring the whole envelope back to bite you if it's rushed. A torn sheet behind the siding, a reverse-lapped seam over a window head, a section of housewrap that baked in the sun for four months before anyone got cladding on it — none of that shows up on a punch walk. It shows up two winters later as a stain on somebody's drywall, and by then you're chasing a leak through three trades' worth of finished work. Getting the WRB right is 20 percent product and 80 percent sequence and timing, which is exactly why it lives or dies on the schedule.

Where the WRB actually falls in the sequence

On paper the window is simple: barrier goes on after sheathing and before cladding. In the field that window is narrow, it moves building by building, and it's crowded with other trades who all want the same wall at the same time. The WRB has to go up after the sheathing is fully fastened and inspected, after the sheathing is dry, and generally after rough openings are cut and squared — but before the window installer, before lath and stucco or the siding crew, and before anyone hangs anything off the wall that would trap water behind the barrier.

That last point is where crews get burned. If the electrician sets an exterior device box or the plumber runs a hose bib through the wall after the barrier is on and nobody flashes the penetration, you've got an unsealed hole in your drainage plane. The fix is sequencing, not heroics: get penetrations located and roughed before the barrier, or hold specific areas open and flash them as they come. A short-interval schedule that shows the WRB crew, the MEP rough-ins, and the window install on the same wall in the same week is how you catch that collision before it happens instead of after.

Substrate readiness — don't mobilize on a wall that isn't ready

The single most common waste in barrier work is mobilizing a crew onto a wall that fails inspection or isn't dry, then rolling them back off. Before the WRB crew touches a wall, you want a short readiness check done and signed off:

  • Sheathing fastening is complete and inspected. If your jurisdiction or engineer requires a nailing inspection on the shear walls, that has to close before you cover the fasteners. Bury an un-inspected shear wall under housewrap and you'll be cutting it open again.
  • The substrate is dry. OSB and plywood that got rained on need to come back down to spec moisture content before you trap them under a barrier. A cheap pin-type moisture meter settles the argument. Wrapping wet sheathing is how you grow mold inside a wall that looked perfect on day one.
  • Rough openings are cut, squared, and consistent. Barrier detailing at windows is the highest-risk part of the whole job. If openings are ragged or out of square, fix them before the barrier, not during.
  • Sheathing gaps, transitions, and inside/outside corners are known. Panel joints over a certain gap need to be treated or taped per the manufacturer — decide that before the crew is standing there with a roll of tape they didn't bring.

Bake that checklist into the week that the barrier is scheduled, and make substrate sign-off a hard predecessor. A wall that isn't ready shouldn't appear as available work on anyone's weekly plan.

Installation order: bottom to top, and shingle-lap everything

The physics of the drainage plane never change: water runs down, so every upper piece laps over the piece below it, like shingles. Bottom course first, then work up, with horizontal laps typically 6 inches minimum and vertical laps 12 inches or whatever the manufacturer's printed instructions call out — and the manufacturer's instructions win, because that's what the warranty and the code reference. The failure to watch for is the reverse lap: an upper sheet tucked behind a lower one, or window flashing that shingles the wrong way at the head so the wall funnels water in behind the barrier instead of shedding it out over the top.

Reverse laps almost always come from working out of sequence — someone barriered the top of a wall before the bottom, or flashed a window before the surrounding field was on. When you track barrier progress by elevation and course rather than just "Building C is wrapped," you catch out-of-order work while it's still a five-minute fix.

Windows and penetrations: the part that actually leaks

Nearly every WRB callback traces back to an opening — a window, a door, a pipe, a vent, a light fixture. This is where barrier and other trades have to interlock in a specific order, and where a lot of jobs go sideways because two subs each assumed the other owned the flashing.

Pin down the window integration method before the barrier goes up, because it drives the sequence. The common approaches:

  1. Sill pan and jamb flashing first, then window, then head flashing over the top, then the WRB shingle-lapped over the head flashing. This is the belt-and-suspenders sequence and it depends on the window installer and barrier crew being coordinated to the day.
  2. WRB installed first with the openings detailed (I-cuts and flip-ins), window set into the pan, then head flap sealed down over the mounting flange.

Either can be right; a mix of the two, done by crews who didn't talk to each other, is how you get a window that drains into the wall. Decide the method, get it on a detail everyone has seen, and put the window install and the barrier install on the same weekly plan so nobody flashes in a vacuum. For pipes, hose bibs, and electrical penetrations, the rule is simple and unforgiving: nothing penetrates the barrier without a flashed and sealed collar or boot, and that flashing shingle-laps into the field just like everything else. Walk the walls before cladding and put a hand on every penetration.

Weather windows and exposure limits — read the can

Two temperature-and-moisture problems bracket this trade. On the front end, self-adhered barriers and flashing tapes have minimum application temperatures and won't bond to a wet, dusty, or frosty substrate — press a tape onto a cold sheathing panel in January and you'll be back peeling it off in the spring. On the back end, every housewrap and most fluid-applied barriers have a maximum UV exposure period before cladding has to cover them — commonly somewhere in the range of 90 to 180 days depending on the product, but always check that specific product's data sheet, because the number varies and the warranty hangs on it.

That exposure clock is a real scheduling constraint, not a footnote. If you wrap a building in April and your siding sub doesn't mobilize until September, you may have blown past the limit and voided the warranty on a barrier that looks fine. Track the wrap date per building and drive the cladding start off it. When the look-ahead shows a building approaching its exposure limit, that's the flag to either accelerate cladding or, worst case, plan to replace exposed barrier before you close the wall.

Coordinating flashing, tape, and accessories so the crew isn't waiting on a box

A barrier system is the sheet plus a family of matched accessories — seam tape, flashing tape, sealant, fasteners with the right cap, primers for the self-adhered products. These have to be compatible (some sealants and tapes attack each other or won't stick to certain wraps), and they have to be on site before the crew shows up. Running out of flashing tape at a window on a Thursday afternoon stops the whole wall. This is exactly the kind of small material constraint that a good weekly work plan surfaces early: if the tape isn't confirmed delivered, the barrier task carries a constraint and doesn't get committed to the crew until it clears.

Multi-building jobs: chase readiness, don't strand the crew

On a multi-family or campus-style job with several buildings, the win is keeping the barrier crew moving to whatever building is actually ready — sheathed, inspected, dry, openings cut — instead of parking them on a wall that's still waiting on a nailing inspection. That only works if someone has real visibility into building-by-building readiness a couple of weeks out. Quality control and closeout documentation

The brutal thing about barrier defects is that cladding hides them, so your inspection has to happen before cover — once the siding's on, nobody's opening the wall to check a lap. Build a pre-cladding walk into the schedule as a real hold point, and check the things that actually fail:

  • Laps are shingled correctly and meet the minimum overlaps — no reverse laps.
  • Every penetration is flashed and sealed.
  • Window and door heads shingle-lap over the flashing, not behind it.
  • Fastener caps are the right type and pattern; no torn or fish-mouthed tape.
  • Tears and gouges from other trades are patched before cover.

Photograph the walls before cladding — dated, per elevation. Those photos plus the material data sheets and the barrier manufacturer's installation instructions are your closeout package and your warranty backstop. If a leak ever gets litigated, dated proof that the barrier was installed per the manufacturer's instructions and inspected before cover is worth more than any verbal assurance. The bottom line

The weather barrier is a timing problem wearing a materials costume. The product choices matter, but the leaks come from sequence: walls wrapped before they were ready, upper sheets lapped the wrong way, penetrations cut after the barrier and never flashed, buildings left baking past their exposure limit while the cladding crew was somewhere else. Every one of those is a scheduling miss you can see coming if you're planning the envelope two to four weeks out and coordinating the barrier crew, the window installer, and the MEP rough-ins on the same weekly work plan. Get the sequence right and the barrier does its quiet job for the life of the building. Get it wrong and you'll meet it again — usually in a deposition or a drywall stain, and never on your terms.
