Survey is the trade nobody thinks about until it stops the job. When the layout crew is on site and dialed in, the whole project runs quieter — footings land where the drawings say, anchor bolts don't fight the steel, and the tile setter doesn't discover the room is three-quarters of an inch out of square after he's already spread thinset. When survey falls out of sequence, you get concrete poured on bad control, a slab that has to be scanned and mapped before anyone can core it, and a change order argument that outlives the project.

The frustrating part is that survey rarely fails because the surveyor is bad. It fails because nobody scheduled it. Layout gets treated as an on-call service — "call the surveyor when you need him" — instead of a sequenced activity with predecessors, durations, and successors like every other trade. This post walks through how to actually plan survey work inside a look-ahead schedule so it stops being the thing that surprises you.

Why survey belongs on the look-ahead, not the phone

Here's the mental shift. A surveyor doesn't just "show up and shoot points." Every layout task has a predecessor that has to be complete and a successor that can't start until the layout is verified. Grid lines can't go down until the site is rough-graded and control is set. Anchor-bolt templates can't be laid out until the foundation forms are in place and stripped clean. Interior wall layout can't happen until the deck is poured and cured enough to walk and mark.

Once you see survey as a chain of dependent activities, it belongs on the same weekly work plan as everyone else. In a look-ahead schedule you place the layout task, tie it to its predecessor (forms complete, deck poured), and tie the successor to it (rebar can't be tied, framing can't start) so the sequence is visible to the whole team. The value of short-interval scheduling here is that it forces the conversation three weeks out: "The deck pours Thursday — is the surveyor booked for interior layout the following Monday, or are we calling him that morning and hoping?"

Set control first, and protect it like money

Every dimension on the job traces back to a small number of control points and benchmarks. Get those wrong, or lose them, and everything built off them is wrong too. Two rules that will save you real pain:

  • Establish primary control before you need it, not the morning of the first pour. Setting site control, tying to the geodetic datum if the job requires it, and running a closed traverse takes time and can't be rushed. Schedule it as its own activity a week or more ahead of the first layout task that depends on it.
  • Assume control points will get destroyed, because they will. A hub in the middle of a lay-down yard has the life expectancy of a mayfly. Excavators bury them, trucks flatten them, and someone always pulls the rebar with the flagging on it because it looked like trash. Set redundant control offset from the work, protect it with a cage or a barrel, and put "verify control still holds" as a recurring check before any major layout push.

The failure mode to fear is a busted point nobody caught. Crew lays out off a hub that got bumped an inch and a half, work proceeds, and the error doesn't surface until something downstream won't fit. Now you're demolishing instead of adjusting. A quick re-shoot to confirm control before a critical layout is cheap insurance — build it into the plan as a real line item, not a hope.

Sequencing layout with the trades that follow

Layout is a service to other trades, so its timing is governed by their readiness on both ends. Get the buffers right and nobody stands around; get them wrong and either the surveyor waits on the trade or the trade waits on the surveyor. A few coordination points that trip crews up:

  • Anchor bolts and embeds: Lay these out after forms are set and verified, and give yourself a buffer between layout and pour so there's time to check the setting plan against the structural drawings. Bolts set wrong don't forgive you — the steel erector finds out when the base plate doesn't drop.
  • Underground MEP: Utility layout has to lead the excavation and the trades that follow it. If sleeves and stub-ups aren't laid out before the slab crew is ready to pour, you're either coring later or holding the pour.
  • Interior wall layout: Wait for the deck to cure enough to snap chalk that holds and to walk without pocking it. Coordinate so wall layout leads framing by a day or two, not by three weeks (lines get walked off and dusted over) and not by zero (framers standing around).
  • Curtain wall and facade: These need control transferred up the building and verified floor by floor. That transfer is its own scheduled task — don't assume the ground-floor grid magically appears on level 14.

The practical move on the weekly work plan is to make the layout request visible early. When trade foremen build their weekly plans and one of them needs layout, that request should surface in the look-ahead a week or two out — not as a 6 a.m. phone call. Trade-flow sequencing that connects the predecessor pour to the layout task to the successor framing crew is exactly what keeps this honest, and it's the kind of dependency good scheduling software is built to make visible.

Verification is a separate task — treat it that way

Layout puts the points down. Verification confirms they're right and that the work built to them landed where it should. These are two different activities, and collapsing them is how errors slip through. Some verification checkpoints worth scheduling explicitly:

  • Pre-pour elevation checks. Shoot the top-of-steel or top-of-slab before concrete goes down, while you can still fix it. A slab poured half an inch high across a big footprint is a grinding-and-topping nightmare; catching it at screed-setting is a five-minute adjustment.
  • Post-pour as-builts of critical embeds. Anchor bolts, blockouts, elevator pit dimensions — verify actual against plan right after the pour so the fabricator downstream is working from reality, not intent.
  • Floor-to-floor plumb and level. On a multi-story job, verify the structure is tracking before it compounds. Small errors stack.

Build these as checks in the schedule with a clear owner and a clear "done" condition. A verification that's confirmed complete — logged, not assumed — is what lets the next trade release with confidence. This is the same discipline the Last Planner approach pushes: don't call an activity ready until the predecessor is genuinely verified, not just probably fine.

Crews, instruments, and weather — the resource side

Survey has resource constraints that bite if you ignore them. A robotic total station or a GPS rover is a specific piece of gear, and if two areas need layout the same morning and there's one instrument, one of them waits. On a larger job with multiple survey crews, plan who's where by area and by day, the same way you'd plan any crew, so you're not double-booking your best rodman across two buildings.

Weather matters more than people expect. GPS work degrades under heavy canopy and in urban canyons where the sky view is blocked. Precise level runs are miserable in high wind and heat shimmer. Setting layout in driving rain gets you sloppy points and cold, unhappy crews. Line-of-sight instrument work needs, well, line of sight. When you build the look-ahead, give weather-sensitive survey tasks a little float and a fallback, so a bad-forecast Tuesday doesn't cascade into every trade waiting on that layout.

As-builts and closeout: don't leave it to the end

As-built survey is where good documentation gets made or lost. If you wait until closeout to capture as-built conditions, the walls are closed, the utilities are buried, and you're reconstructing reality from memory and a few phone photos. The fix is to capture as-builts progressively — survey the underground before it's covered, verify embeds right after the pour, record actual conditions while they're still exposed.

Put those capture points in the schedule as their own activities tied to the cover-up work that would otherwise erase them. "As-built underground utilities" should be a predecessor to backfill, not a task that lives in a wishful closeout bar three months out. The final survey — site improvements, ADA slopes and clearances, record documents for the owner and the AHJ — then becomes a clean confirmation of things you already captured, instead of a frantic archaeology dig.

A short checklist to keep survey out of the ditch

  • Put layout, control, verification, and as-builts on the look-ahead as real activities with predecessors and successors — not as "call the surveyor."
  • Set and protect primary control early; assume points will get destroyed and build in redundancy and re-checks.
  • Sequence layout to lead the trade that follows by a day or two — no more, no less.
  • Schedule verification separately from layout, with a clear owner and a real "done" condition.
  • Plan instruments and crews by area and day so you don't double-book gear.
  • Give weather-sensitive tasks float and a fallback day.
  • Capture as-builts progressively, tied to the cover-up work, so closeout is confirmation instead of reconstruction.

None of this requires heroics. It requires treating survey like the sequenced, dependency-driven trade it actually is, and making those dependencies visible on a weekly work plan the whole team can see. When the layout crew's tasks live on the same look-ahead as the concrete, steel, and framing they serve, the phone stops ringing at 6 a.m. — and the work lands where the drawings said it would the first time.
