A nursery build looks deceptively simple on paper. There's no structural steel to speak of, no elevator core, no curtain wall. Just some hoop houses, a retail barn, a pole building, and a lot of pipe in the ground. Then you get out there and realize the whole job is water, dirt, and timing, and none of it behaves like a normal commercial project. The client wants plants in production before the retail side is even framed, the irrigation contractor can't set zones until the grading is dead-on, and the owner keeps reminding you that if the greenhouse isn't sealed and heated by a certain week, an entire propagation crop dies.
I've run a couple of these. What kills the schedule isn't the buildings — it's the sequence between the site systems and the growing structures, and the fact that the owner's business calendar (planting seasons, spring retail rush, frost dates) is a hard constraint you don't get to move. The trick is to treat the nursery like the utility-heavy sitework job it actually is, and to plan it in short windows because the ground and the weather will change your plan whether you like it or not.
Start With Water, Not Buildings
On a normal building, you set the pad, frame, dry in, and the water is a plumbing trade that shows up in the middle. On a nursery, water is the project. Wells, ponds, storage tanks, filtration, booster pumps, mainlines, and the zone distribution to every growing area — that infrastructure is the spine, and almost every other trade hangs off it.
Sequence it front to back like a utility job:
- Source first. Well drilling and pump testing, or pond excavation and lining, before anything downstream. A well that comes in low on flow or high on iron changes your filtration design, and you want to know that before you've committed to zone layouts.
- Storage and pump house next. Tanks, the concrete pad or slab for the pump/filtration skid, power to it, and the controls. This is a small building's worth of MEP crammed into a shed — don't schedule it as an afterthought.
- Mainlines, then laterals, then zones. Trench and pressure-test the mains before you branch. Do not backfill until the test holds. A failed mainline under a finished container yard is a demolition job, not a repair.
The classic mistake is letting the irrigation contractor mobilize before grading is signed off. Drip and micro-emitter systems are unforgiving of low spots and bad slope — water pools, plants drown, and you're re-trenching. Grading gets its inspection and its buffer before irrigation lays a single lateral. Build a real hold point into your plan there, not a hopeful overlap.
Grading, Drainage, and Container Yards
Container yards — the gravel, fabric, or concrete pads where potted plants sit in rows — are where drainage sins come home to roost. These surfaces have to shed water fast and evenly. Ponding rots roots and grows algae that turns a fabric yard into a slip hazard the retail insurance carrier will notice.
The build order that holds up:
- Rough grade and establish drainage — swales, French drains, catch basins, and the positive slope (typically 1–2%) toward them.
- Install and test the subsurface drainage before you cap anything. Run water. Watch where it goes.
- Lay geotextile fabric, then base stone, compacting in lifts.
- Set irrigation zone lines for that yard before the final surface, and pressure-test again.
- Finish surface — gravel top course or concrete pour.
Give yourself a day or two of buffer between drainage installation and capping. You want a rain event, or at least a hose test, to prove the drainage before it disappears under six inches of stone. Skipping that hold point to save two days is how you end up ripping out a finished yard in month five.
The Greenhouses Are the Long-Lead Item
Propagation houses, hoop houses, and gutter-connected greenhouses look like tents but schedule like precision buildings. The glazing, the environmental controls — heating, misting, HAF fans, roll-up sides or retractable roofs, shade curtains — and the sensors that tie it all together are almost always a manufacturer's package with a real lead time. The steel and the controls frequently come from different vendors on different trucks, and if you frame before the control conduit layout is confirmed, you'll be core-drilling posts you just set.
Watch these coordination points:
- Order the greenhouse package early and confirm the delivery date in writing. This is your critical-path anchor. Everything about the growing operation waits on it. Track the submittal and fabrication dates on the schedule the same way you'd track structural steel.
- Set foundations and underground utilities to the manufacturer's exact layout, not the concept drawing. Post spacing, gas and water stub-ups, electrical, and control conduit all have tight tolerances. Get the approved shop drawings in hand first.
- Frame, glaze, then commission controls. Heating and misting get tested and balanced before the owner brings in a crop. A propagation house that can't hold temperature and humidity on the first cold night is a total loss of that batch — and the owner remembers who scheduled it.
- Shade systems and roll-up sides come after glazing is weathertight, not concurrent. Crews working overhead on shade cloth while others glaze below is a fall and a broken-panel problem waiting to happen.
If the owner is planting to a seasonal calendar — and they always are — the propagation and growing houses have a real, immovable in-service date. That date, not the retail grand opening, is usually the true deadline hiding in a nursery job. Find it early and schedule backward from it.
Split the Job: Production Side vs. Retail Side
Nearly every nursery is two projects sharing a fence. The production side — greenhouses, container yards, irrigation, potting and equipment sheds — makes the money and has the hard seasonal deadline. The retail side — the garden center, the checkout barn, customer parking and pathways, display benches — is a normal light-commercial build with softer timing.
Plan them as parallel tracks with the production side owning the priority for shared resources. When your grading contractor, your electrician, or your irrigation crew has to choose, they go to production first. Make that explicit in the weekly plan so the retail super isn't quietly poaching the excavator during the two weeks you need it for zone trenching.
The retail building itself sequences conventionally — pad, pole-barn or slab-on-grade frame, dry-in, MEP rough, finishes, then display fixtures and merchandising racks last. The one nursery-specific gotcha: retail benches, hose bibs, and the customer-facing irrigation often tie back into the same water system feeding production. Coordinate those tie-ins so a pressure test on the retail loop doesn't drop the production zones mid-crop.
Support Buildings and Hardscape
Potting sheds, equipment storage, cold-storage coolers, and the office typically fall off the critical path, which is exactly why they get neglected until they're suddenly blocking operational startup. The owner can't move in and work until the potting shed has power, water, and a floor drain. Sequence these to finish alongside the production side, not after it.
Hardscape — service roads, loading areas, and customer pathways — comes late, but with two catches. First, don't pave over utilities you haven't confirmed and tested; the loading area is right where the irrigation main and the electrical feed to the pump house both run. Second, keep a haul route open for the greenhouse and equipment deliveries until those are physically on site. Pave your only access road too early and you'll be running a loaded flatbed of greenhouse steel across fresh asphalt.

A nursery build has more genuine unknowns than most commercial jobs — well flow rates, soil percolation, weather windows, seasonal labor availability, and an owner whose production calendar keeps shifting. When the well comes in low or a frost date moves, you re-plan the next window instead of pretending a six-month bar chart still means anything.

Get the water and the sequence right and a nursery goes together cleanly. Get them wrong and you're re-trenching finished yards and explaining to an owner why their spring crop didn't make it. The buildings are the easy part. Respect the systems underneath them and plan in windows short enough to react, and you'll hand over a facility that's actually ready to grow something.
