The practical value of digital documentation here isn't "tracking." It's the timestamp and the photo. When your competent person logs the daily condition of a partially demolished structure with a dated picture attached, you've built a record that a plaintiff's attorney can't easily rewrite two years later. Set your crew up to capture the same three things every morning: the survey reference, the hazards identified that day, and a photo of the work face before anyone starts pulling material. Sequencing Abatement Before You Swing a Hammer

The single most common way a demo schedule blows up is starting structural demo before abatement is fully cleared. Asbestos and lead abatement almost always runs ahead of demolition, and it runs on its own regulatory clock — negative air, containment, air clearance sampling, and a lab turnaround you don't control. You cannot compress that lab result. Plan for it.

Where a look-ahead schedule earns its keep is showing the abatement contractor's clearance milestone as a hard predecessor to your demo start, area by area. Don't schedule the building as one blob — break it by containment zone. Zone A can be cleared, sampled, and released to demo while Zone B is still under containment, and that overlap is where you buy back time. Demo bills fast and it bills on quantities — square footage removed, tons hauled, units taken to slab. If your progress record is one guy's memory at the end of the week, you're leaving money on the table and inviting a fight over the pay application. The habit to build: every crew captures before/during/after photos of each area and logs the measured quantity the same day. Tie those photos to the location on your weekly work plan so the record and the schedule line up. When the owner's rep questions whether you really took out 4,200 square feet of slab on the third floor, you pull up the dated photos of that exact area and the conversation is over. That same trail is what protects you on a change order when you hit an unforeseen condition — a second slab under the first, an unmarked structural beam, contaminated soil. Document it the hour you find it, before you disturb it.

Debris and Haul-Off Logistics

Demo generates debris faster than any trade generates anything, and the whole job stalls the moment there's nowhere to put it. A full dumpster with no swap scheduled will idle a five-man crew inside of an hour. This is a logistics problem that lives on the short-interval schedule: dumpster swaps, truck rotations, and haul tickets have to be planned against your production rate, not reacted to.

  • Match container turnover to your daily production. If the crew fills two 40-yard boxes a day, you need the swap booked before the second one tops off, accounting for the hauler's lead time.
  • Keep every haul ticket. On any job chasing LEED or a diversion requirement, your recycling percentages live or die on those tickets — separated concrete, metal, and clean wood tonnage documented per load.
  • Watch your dump fees for contamination. One dumpster with the wrong material in it can turn a clean-fill rate into a hazardous-waste rate, and that's a line item you'll be explaining.

Logging haul tickets against the schedule also gives you a live read on production. If tonnage is trending below plan, you know you're falling behind before the calendar tells you.

Structural Stability and the Engineering Loop

As a structure comes down, what's left standing changes character daily — you're removing lateral bracing, cutting load paths, and leaving elements to cantilever that were never designed to. The engineering survey covers the starting condition, but partial demolition is a moving target. Your competent person needs to document conditions as they evolve, and the second something looks wrong — unexpected deflection, a crack that's growing, a floor that's spongy — that observation has to route to the structural engineer fast.

The value of the field record here is closing that loop with a trail. A photo and a note from the field, a documented engineer response, and the shoring or bracing directive that came back — all timestamped. Water suppression, negative air, work-hour restrictions, and vibration monitoring near sensitive neighbors all have to be maintained and — this is the part crews forget — documented. When a neighbor complains, and on a downtown job they will, your defense is the photo showing the water truck running and the log showing you were inside your permitted hours. Bake those control measures into the daily work plan so they're assigned to someone, not left to chance.

Salvage and Protection of What Stays

On selective and historic demo, salvage and protection are where the money and the disputes concentrate. Salvageable materials — fixtures, millwork, brick, structural timber — have real value, but only if they come out before the excavator does, so salvage has to be sequenced ahead of demolition in that area, not squeezed in after.

Protection of what stays is the flip side and the bigger liability. Adjacent structures, finishes that remain, and neighboring properties all need a documented pre-demo condition survey — dated photos of every existing crack, stain, and defect before you start. When the property owner next door claims your demo cracked their foundation, that pre-condition record is your entire defense. No photos, and you're paying for a crack that was there before you showed up. Capture the existing condition first; it's the cheapest dispute-avoidance work you'll ever do.

The Handoff to Construction

Demo doesn't really end — it hands off. The follow-on trades can't start until demo is complete and verified in their area, and a sloppy handoff strands the next crew standing in debris. Document completion the same way you documented progress — area cleared to the required condition, final quantities logged, site photographed.
