Start With the Water Story, Not the Buildings
On a horse facility, drainage isn't a subcontractor line item you slot in wherever it fits. It's the spine of the whole site plan, and it dictates the order of nearly everything else. Arena footing performance, paddock usability, and whether your access roads survive the first storm all ride on it. Get the mass grading and the storm system in the wrong order and you'll be re-cutting subgrade you already paid to compact.
Sequence it deliberately: rough mass grading and erosion control first, then the deep storm and underdrain systems, then finish grading. The mistake I see is crews building pads and pouring foundations while the site drainage is still theoretical. - Give the footing its own uninterrupted window with no other trades tracking across it. Treat the finished arena floor like a poured slab — once it's placed, it's off-limits.
Outdoor arenas follow the same logic without the roof, which means weather windows drive everything. The base and footing go in during a dry stretch or not at all, so this is another task that lives in the weekly plan and moves with the forecast rather than sitting on a fixed date three months out.
Turn Over the Barns Early So Horses Can Move In

Plan for that split from day one. The stall barns, wash bays, tack rooms, and their water, power, and ventilation should be sequenced as a self-contained turnover package with its own finish line — ideally with a separate life-safety and utility path so the barn can be occupied without the rest of the site being complete.
