Residential is a different animal, and anybody who's crossed over from commercial finds that out the hard way. On a big commercial job you might run one site for eighteen months with a full trailer, a super, an APM, and a scheduler. On the residential side you're often running eight, twelve, twenty homes at once, scattered across a subdivision or across town, with the same crews bouncing between them and a homeowner texting you about the color of the entry tile. The scheduling problem isn't bigger, it's wider — and most of the software built for commercial GC work doesn't fit the shape of it.

Running many homes at once, not one big job
The core challenge in production and semi-custom residential is throughput across a lot of similar-but-not-identical projects. You don't need a Gantt chart with 4,000 line items. You need to look at a two- or three-week window and answer one question fast: where does every crew go next, and what's stopping them?
That's the whole logic of look-ahead scheduling — a short, rolling window (usually a three-week look-ahead, sometimes stretched to four or six) that you actually keep current, instead of a master schedule you built at permit and never touched again. For a builder juggling twenty lots, the tool has to roll every home's near-term plan into one view so you can see, on Monday morning, that your framing crew finishes Lot 14 Wednesday and needs to be pointed at Lot 22, which had better have its slab poured and cured by then.

- Cure and backfill buffers. Don't schedule framers to walk onto a foundation the morning after the pour. Give footings and walls their cure time; give slabs a realistic window before you load them.
- Frame-to-rough-in gaps. Leave a day or two between frame complete and MEP rough-in for cleanup, the frame walk, and the framing/shear inspection. Trades that trip over sawdust and unswept subfloor work slower and grumble louder.
- Inspection days are real days. If your jurisdiction gives you next-business-day inspections at best, that's a duration, not a hope. Put it in the template.
- Dry-in as a hard milestone. Everything past it depends on it. Treat it like the checkpoint it is.
Trade flow: keeping crews moving between lots
In residential, your subs live or die on being able to batch work. A drywall crew wants to hang three houses in a row, not drive across town for one and come back tomorrow for another. Your job as the scheduler is to sequence starts so trades flow lot to lot with minimal windshield time and minimal gaps.

You can't schedule the weather away, but you can build a plan that flexes: keep some indoor, weather-independent work queued on homes that are already dried in, so when the framing crew gets rained out you've got somewhere to send hands instead of sending them home.
Seasonality belongs in your templates too. If your winters cost you two weeks on sitework, a January start and a June start shouldn't carry the same durations. Know your market's rhythm and let the schedule reflect it.
Inspections and permits as constraints, not afterthoughts
A residential home racks up a long string of inspections — footing, slab, framing, shear, rough MEP, insulation, drywall nail, final — and each one is a gate. Nothing past it moves until it passes. The discipline that separates builders who hit dates from builders who chase them is simple: schedule the prerequisites for each inspection, not just the inspection itself, and never let a crew close a wall the inspector hasn't signed off on.
The classic self-inflicted delay: insulation goes in and drywall gets hung before the rough inspection because two crews were "ahead of schedule." A schedule nobody looks at is just a document.
